rental rules and regulations

  1. CHECK IN. Check In Time is after 3:00 p.m. local time.
  2. CHECK OUT. Check out is 12:00 p.m. CST. Early check ins MUST be arranged prior to arrival and a nominal fee may apply.
  3. MAXIMUM CAPACITY must never be exceeded; we reserve the right of NOT allowing additional guests to the condo.
    (Please note that Costa Rica does not observe Daylight Savings Time).
  4. DAMAGE DEPOSIT. A $500 fee will be held from your credit card upon arrival as a damage deposit which will be released after reviewing the condo’s inventory. No charges will be made to the credit card provided the following provisions are met:
    1. No damage is done to unit or its contents, beyond normal wear and tear.
    2. All keys are returned to the Rentals Office. A charge of $50 will be made per lost key.
    3. All charges accrued to Paradisus Playa Conchal during the stay are paid prior to departure.
    4. No linens are lost or damaged.
  5. The renter is not evicted by the owner or representative of the owner the local law enforcement, the security company employed by Reserva Conchal. Damage liability by the renter is not limited to the amount of the damage deposit. Renter assumes responsibility for all damage, breakage and theft, excepting normal wear and tear.
  6. PAYMENT. An advance payment equal to 20% of the rental rate is required immediately to confirm the reservation. The advance payment will be applied toward the Condominium rent and is not refundable. Rental can be rescheduled within the next 6 months. Rental rates of the season within which the rental takes place will apply to rescheduled rentals.
  7. INVENTORIES. An inventory will be done and signed by the Renter upon the check in, a copy will be left for the Renters check. If any inconsistence is found the renter should contact the Rentals Manager. During the check out a second inventory will be done. Any difference with the original will be charger to the Renters.
  8. CANCELLATIONS. Deposit is non refundable but can be relocated for future rentals for no more than 6 months ahead and subject to availability. If cancellation is made with less than 2 months of anticipation, a 50% penalty applies. If it done with less than one month of anticipation, 100% penalty will apply.  
  9. LONGER MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven nights. The guest will be charged the seven night rate.
  10. MAID SERVICE. Every rent includes daily housekeeping service.
  11. RATE CHANGES. Rates are subject to change without notice. Your signed confirmation and receipt of clear funds for the Reservation guarantee you the rate.
  12. FALSE RESERVATIONS. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
  13. WRITTEN EXCEPTIONS. Any exceptions to the above mentioned policies must be approved in written in advance.
  14. SMOKING. Smoking is not allowed in any condominium.  
  15. PETS. Pets are not permitted in rental units under any conditions.
  16. BEACH TOWEL SERVICE. The hotel beach towel service will only be provided to the renters that take the all inclusive package. The Reserva Conchal Club also provides towels in the pool area for usage in the Club premises. Lost towels have a charge of $50.
  17. The parties to this agreement stipulate that any dispute arising between the parties as a result of this agreement shall be resolved under the laws of Costa Rica.
  18. The Paradisus All inclusive package is sold subject to capacity availability on a per day basis and upon arrival at the Rentals Office for part or all of the stay. It is not available for purchase during Easter or New Years. Renters who purchase the all inclusive package will not have access to the facilities of the Beach Club except for the Restaurants and Spa when purchasing services that are rendered against payment, subject to availability and space.
  19. The parties agree that in the event that either party violates the terms and conditions set out in the agreement, forcing the other party to seek out and retain the services of an attorney to enforce the terms and conditions hereof, then the prevailing party shall in addition to all remedies available at law or equity, be entitled to recover a reasonable sum of attorneys fees, and all costs associated with the enforcement action.
